2. Booking & Confirmation
A booking is confirmed once you receive a written confirmation from us (via email or booking platform). By making a reservation, you agree to these Terms & Conditions.
Bookings made through third-party platforms (e.g., Booking.com, Airbnb) are additionally subject to that platform's terms and cancellation policies.
3. Check-in & Check-out
- Check-in: from 15:00
- Check-out: by 11:00
Early check-in or late check-out may be arranged upon request and subject to availability. Please contact us in advance.
4. Guest Registration
Under Slovenian law (Tourism Promotion Act), all guests are required to present a valid identity document (ID card or passport) upon check-in. We are obligated to register all guests and report their data to the authorities. See our Privacy Policy for details on data handling.
5. Tourist Tax
A tourist tax (turistična taksa) is levied per person per night as determined by the Municipality of Šmarje pri Jelšah. The applicable rate will be communicated at the time of booking and is payable on arrival or added to the booking total.
6. House Rules
- The apartment is strictly non-smoking indoors.
- Pets are not permitted unless explicitly agreed upon in advance.
- Quiet hours are between 22:00 and 07:00 — please be considerate of the surroundings.
- The maximum number of guests must not exceed the amount specified in the booking.
- Parties, events, and loud music are not permitted.
- Guests are responsible for keeping the apartment in a reasonable condition during their stay.
7. Cancellation Policy
For direct bookings, the following cancellation policy applies:
- Free cancellation: up to 14 days before check-in — full refund
- 7–14 days before check-in: 50% of the total booking amount is charged
- Less than 7 days before check-in: 100% of the total booking amount is charged
- No-show: 100% of the total booking amount is charged
Bookings made through third-party platforms are subject to that platform's cancellation policy.
8. Payment
Payment methods and terms will be communicated at the time of booking. Full payment is required before or upon arrival unless otherwise agreed. All prices are quoted in EUR (€) and include VAT where applicable.
9. Liability & Damages
Guests are liable for any damage caused to the apartment, its furnishings, or equipment during their stay. We reserve the right to charge the cost of repairs or replacement.
We are not liable for loss, theft, or damage to guests' personal belongings. We are not liable for interruptions to services beyond our control (e.g., utility outages, internet disruption, force majeure).
10. EV Charging
Use of the on-site EV charging station (11 kW) is at the guest's own risk. Electricity for EV charging is included in the booking rate unless otherwise stated. Guests must use their own compatible charging cable.
11. Sauna
The private sauna is available for guest use and included in the booking rate. Guests use the sauna at their own risk. Operating instructions are provided in the apartment. Children must be supervised by an adult at all times.
12. Governing Law & Disputes
These Terms & Conditions are governed by the law of the Republic of Slovenia. In case of disputes, we will first attempt to resolve the matter amicably. If no agreement is reached, the competent court in Celje, Slovenia shall have jurisdiction.

13. Changes
We reserve the right to update these Terms & Conditions. The latest version is always available on this page.
